The Project

Hamelyn, a Spanish start-up specialising in the buying and selling of second-hand books with a model focused on facilitating customer transactions. All those books that are not used can be easily sold on this platform. Hamelyn is in charge of collecting, receiving and verifying the quality of the books in the warehouse and then selling them to new buyers on online portals.

The company's need was to find a newly built asset with the best qualities on the market that would allow them to modernise their operations by means of an automated robotised racking system. At the same time, the warehouse had to have differentiated areas for automated storage, quality control, packaging and dock area for capillary distribution throughout the peninsula.

The new building had to be in a prime location within the logistics belt of Madrid, in order to ensure two very important factors. On the one hand, to be close to Madrid in order to offer same-day pick-ups and deliveries, and on the other hand, to be able to travel quickly and conveniently to Hamelyn's warehouse and headquarters, for the convenience of workers living in Madrid city.

The result:

Proequity spent several months evaluating the project in order to find the best solution for this new corporate expansion project. After several visits to properties that did not fit 100%, it was decided to study a different possibility with a Crossdocking typology building.

Thanks to the good relationship between Proequity and the property developer Montepino, they began to study the synergy between their asset in Coslada and the company Hamelyn. An asset that allowed the Crossdocking operation with docks on both sides of the building and ample possibilities to install the automated racking area.

Finally, thanks to the flexibility on the part of the property owner in supporting a start-up project such as this, a lease agreement was reached with a project that is committed to the growth of the second-hand purchase and sale market.
