The Project
Creation of a new logistics hub in the south of Madrid for national distribution. Due to the financial crisis of the years 2008-2010 many industrial plots are in the hands of banks that are not able to find an outlet for them due to the lack of market and that many of them no longer meet the requirements for a market with new demands in terms of size of the plots.
Land purchase and management operation to create a new industrial estate by eliminating the existing roads to create a new industrial plot of 180,000 m2.² approx.
The result:
Search for an investment fund to undertake the purchase of 8 already developed industrial plots by creating an urban management team to change the necessary planning to remove roads and create only one new plot.
A Joint Venture is created between the acquiring fund and Logistik Service, a developer specialising in the sector and familiar with the area as it has developed there, for the urban development management and subsequent construction of two logistics platforms of up to 103,000 m²
