Proequity and JLL had been appointed to be joint leasing agents for the six plots of Montepino in Guadalajara

Madrid, July 12, 2023. Montepino has appointed the real estate consultants Proequity and JLL as joint leasing agents of the six plots of land for the development of turnkey projects in Guadalajara.
The plots are located in two of the main logistics parks in Guadalajara. Five of the plots are located in the Ciudad del Transporte, in Marchamalo and have a surface area of 82,277sqm, 121,718 sqm, 198,097 sqm, 75,500 sqm, 55,197 sqm respectively. This space will allow the development of as many logistics platforms of up to 44,137 sqm, 50,184 sqm, 125,220 sqm, 47,920 sqm and 25,122 sqm on each of the plots. The remaining plot is located in Ruiseñor Logistics Park and covers 225,779 sqm with a capacity for the construction of a logistic platform of up to 130,611 sqm.
On these plots, Montepino, a leading real estate company in the Iberian Peninsula, whose assets are managed by Valfondo Investment Management, will develop turnkey logistics platforms whose facilities will be adapted to the needs of the different tenants. Proequity and JLL will be in charge of leasing the projects.
All the platforms will have the highest standards of quality, technology, and sustainability, ensuring a correct performance of the logistics activity in a safe and efficient manner. All the warehouses will be LEED Gold certified, which ensures the facilities' commitment to environmental care. In addition, Montepino has developed a reforestation plan covering an area of 11.65ha in which the aim is to create a native forest, a refuge for the biodiversity of the area, a carbon fixer and which in turn provides value to the inhabitants of the surrounding area.
All the plots have excellent locations, close to the Guadalajara Intermodal Platform, which starts the second phase of works in September and will be operational by January 2025. In addition to having direct access to the main roads, A2 and R2, it will have two accesses to the Fontanar road. Ciudad del Transporte is 56km from Adolfo Suárez Madrid Barajas Airport. In addition, Ruiseñor Logistics Park has a key location that easily connects its warehouses to the train tracks and the CM-10 motorway.
Adriana Gorri, Head of Markets of JLL Spain points out that “the large surface area of some of the logistics plots being leased will make it possible to develop assets of up to 130,000 sqm in Ruiseñor Logistics Park and 125,000 sqm in the Ciudad del Transporte logistics park, which will allow us to meet the demand for Big Box warehouses from top-level operators”. Gorri adds that “the plots are final plots ready to apply for a licence, which will help interested companies to shorten delivery times for turnkey projects”.
