Scannell Properties lays the foundation stone for a 12,000 sqm logistics centre in Alovera 

• Proequity, a leading consultancy firm in real estate operations, takes on the exclusive commercialisation of the asset in Alovera.

Madrid, October 5 of 2023. On Thursday, 5 October, the foundation stone was laid for the new logistics centre of more than 12,000 square metres that Scannell Properties is developing in Alovera, Guadalajara, in the Corredor del Henares.

The logistics centre will be completed in the first quarter of 2024. Proequity, a leading consultancy firm in real estate operations, is in charge of its exclusive commercialisation.

The groundbreaking ceremony was presided over by Javier Inchauspe, Managing Director of Scannell Properties in Spain, who participated together with Purificación Tortuero, Mayoress of Alovera. During the event, the participants deposited in the urn the daily press, the legal tender coins, and the act of staking out, and then proceeded to the burial.

The future warehouse will stand out for its construction quality and its exceptional location, as it is located in the Corredor del Henares, in one of the most important logistics hubs in Spain, which concentrates large operators and important brands. It has very good road connections, with direct access to the A-2 and R-2, just 6 kilometres from the dry port and less than 50 km from Madrid.

The platform has been designed with a single tenant in mind and will have 16 loading bays, a 32-metre manoeuvring bay and a clear height of 11.5 metres. It will also incorporate LED lighting and 4 % daylighting, a precast concrete composite structure and a high-risk PCI level 8 certification.

The new building will incorporate elements related to sustainability, such as energy saving systems, panels, bicycle parking... aimed at achieving BREEAM Excellent certification. In the words of Javier Inchauspe ,CEO of Scannell Properties, "the new asset will respond to the new market demands for top quality platforms in strategic locations to optimise the logistics of large companies".

For her part, Purificación Tortuero, Mayoress of Alovera, commented that "Alovera offers a strategic location in the Corredor del Henares, we are an open municipality with a location and connections that give us added value for sectors such as logistics and other business activities that take advantage of the area's dynamic potential and proximity to Madrid and its access routes or connections to other parts of the country."

 The Regional Minister for Development, Nacho Hernando, highlighted that "here we are dedicated to build bridges and to understand each other in order to be able to move projects forward". He also referred to the employment generated in the region by the logistics sector and said that "for us it is more than evident that we are talking about a sector that we must continue to help and promote; it is a sector that employs 50,000 people in Castilla-La Mancha".
