The Project
Montepino, one of the largest real estate funds in Spain, needs to create a land bank to meet the needs of its logistics clients.
Industrial land is located in the municipalities of Guadalajara and Marchamalo, owned by a vehicle company of HERCESA, a national developer from Alcarria, which owns the largest industrial estate in the area of the Corredor del Henares with approved planning: Puerta Centro, Ciudad del Transporte.
Due to the lack of demand in previous years, the estate is in need of urbanisation, as this entails a very high infrastructure cost and, from experience in similar urbanisations without activity, they end up vandalised.
The result:
Montepino and Hercesa, through an agreement to purchase a net developed plot of land, have reached an agreement to simultaneously develop and build an e-commerce logistics platform for a first class textile client with a logistics warehouse of more than 100,000 m². First Phase.
Later, new platforms for new logistics operators were built in different phases, making the industrial estate one of the national transport references with more than 400,000 m² of warehouses built in 4 years.
