ProEquity advises TXT on the sale of cross-docking warehouse in Guadalajara

    Madrid, 12 January 2023. Recently, ProEquity, a leading consultancy firm in real estate operations, has advised on the sale of a new surface area. These are the premises of TXT, a transport company specialising in industrial parcel services, transport of dangerous goods and integrated logistics, which have been sold at a price of family office Spanish. The transaction was advised by the consultancy firm and supported by Trier Capital.

    With this transaction, the new owner will have a built-up area of 4,016 square metres located in Cabanillas del Campo (Guadalajara), within an independent plot of land of up to 10,000 square metres. It is expected that, after the closing of the transaction, the warehouse will be fully operational during the first months of 2023. 

    As for the facilities, in addition to their ample space, they have two manoeuvring beaches on each side, thus facilitating the operations of cross-docking. This provides greater agility in transferring shipments from one mode of transport to another. The vessel is also equipped with 26 loading bays for trailers and vans.

    However, the greatest advantage of this land is its location. The SI-20 industrial estate is a strategic enclave within the Corredor de Henares that is very close to other important logistics centres belonging to large Spanish industrial companies. 

    In this way, the facilities are directly connected to the A-2 motorway, the R2 motorway and the N-320 national road, which provides access to the A-1. Other main communication routes are the railway line that connects Madrid and Barcelona, and the Adolfo Suárez Madrid-Barajas airport, which is less than 45 kilometres from the site.
