residenciales con capacidad para m\u00e1s de 2,4 millones de viviendas en 400 municipios, seg\u00fan el estudio Sectores Residenciales en Espa\u00f1a 2025 del Ministerio de Vivienda y Agenda Urbana. En este contexto, <a href=\"https:\/\/proequity.es\/en\/\">Proequity<\/a>, consultora especializada en asesoramiento inmobiliario y gesti\u00f3n integral de proyectos inmolog\u00edsticos, se\u00f1ala que el reto no es solo acelerar el desarrollo de vivienda, sino planificar nuevos crecimientos urbanos capaces de integrar empleo, log\u00edstica, industria, servicios y movilidad eficiente.<\/p><p>Seg\u00fan la compa\u00f1\u00eda, la vivienda es imprescindible, pero no puede planificarse como una pieza aislada del territorio. La falta de suelo log\u00edstico, industrial y terciario cercanos a nuevos \u00e1mbitos residenciales puede aumentar, en funci\u00f3n de su localizaci\u00f3n, el riesgo de generar ciudades dormitorio, con m\u00e1s desplazamientos diarios, mayor dependencia de grandes \u00e1reas de empleo alejadas, presi\u00f3n adicional sobre las infraestructuras de movilidad y menor capacidad para crear empleo de proximidad.<\/p><p>\u201c<em>Espa\u00f1a necesita m\u00e1s vivienda, pero esa vivienda debe formar parte de ciudades completas. No basta con decidir d\u00f3nde van a vivir las personas; tambi\u00e9n hay que prever d\u00f3nde trabajar\u00e1n, c\u00f3mo se abastecer\u00e1n los nuevos barrios y qu\u00e9 actividad econ\u00f3mica sostendr\u00e1 esos territorios<\/em>\u201d, afirma <strong>Daniel Galache, director de Suelo de Proequity.<\/strong><\/p><p><strong>El suelo productivo como pieza esencial de la ciudad<\/strong><\/p><p>Proequity subraya que el suelo log\u00edstico e industrial cumple una funci\u00f3n estrat\u00e9gica en la estructura urbana y territorial. No se trata \u00fanicamente de reservar espacio para naves o plataformas, sino de garantizar que las ciudades puedan disponer de espacios adecuados para distribuci\u00f3n, industria ligera, almacenamiento, \u00faltima milla, servicios empresariales y actividades vinculadas a la econom\u00eda real.<\/p><p>Este planteamiento se alinea con la Agenda Urbana Espa\u00f1ola, que identifica como reto limitar la urbanizaci\u00f3n dispersa y de baja densidad, especialmente cuando est\u00e1 zonificada por usos y genera una alta demanda de movilidad basada en el veh\u00edculo privado. La propia Agenda Urbana apuesta por fomentar modelos urbanos de usos mixtos, con patrones de proximidad entre residencia y trabajo, para reducir las exigencias de movilidad.<\/p><p>En este sentido, la consultora defiende que la planificaci\u00f3n territorial debe avanzar hacia un modelo m\u00e1s integrado, en el que la vivienda, el empleo y la actividad econ\u00f3mica se conciban de forma conjunta desde las primeras fases del planeamiento. Esta visi\u00f3n permitir\u00eda reducir la movilidad obligada, mejorar la eficiencia de los desplazamientos, atraer inversi\u00f3n productiva y reforzar la autonom\u00eda econ\u00f3mica de los municipios.<\/p><p>\u201c<em>Cuando un desarrollo residencial crece sin suelo productivo suficiente, el municipio puede ganar poblaci\u00f3n, pero no necesariamente gana empleo ni competitividad. El resultado puede ser una mayor dependencia de otros polos econ\u00f3micos y una presi\u00f3n creciente sobre carreteras, transporte p\u00fablico e infraestructuras de acceso, por eso debemos buscar y perseguir el modelo de Ciudad de 15 minutos,<\/em>\u201d, a\u00f1ade <strong>Daniel Galache.<\/strong><\/p><p>La compa\u00f1\u00eda recuerda, adem\u00e1s, que la movilidad y la log\u00edstica ya son \u00e1mbitos medibles a trav\u00e9s de fuentes p\u00fablicas. El INE cuenta con indicadores urbanos sobre desplazamientos al trabajo, incluyendo variables vinculadas al uso del coche, el transporte p\u00fablico y la duraci\u00f3n media de los trayectos, mientras que el Ministerio de Transportes y Movilidad Sostenible dispone de datos de movilidad desde enero de 2022 y del Observatorio del Transporte y la Log\u00edstica en Espa\u00f1a, que analiza la evoluci\u00f3n del transporte, la log\u00edstica, la sostenibilidad y la competitividad del sistema.<\/p><p><strong>Una planificaci\u00f3n basada en vivienda, empleo y movilidad<\/strong><\/p><p>La compa\u00f1\u00eda considera que este equilibrio entre usos ser\u00e1 especialmente relevante en las principales \u00e1reas metropolitanas y corredores de actividad, por eso la planificaci\u00f3n de la Ciudad de 15 minutos nos permite acercarnos a la idea de en ese tiempo tener acceso a los servicios esenciales de nuestra vida diaria: trabajo o espacios de coworking, comercios, centros educativos, etc.<\/p><p>Seg\u00fan el Observatorio del Transporte y la Log\u00edstica en Espa\u00f1a, Catalu\u00f1a, Andaluc\u00eda, Comunidad Valenciana y Comunidad de Madrid concentraban en 2023 el 60,3% de la superficie log\u00edstica nacional, lo que evidencia la importancia de que en estos territorios los nuevos desarrollos residenciales se piense tambi\u00e9n en la organizaci\u00f3n de las cadenas de suministro, la distribuci\u00f3n urbana y la actividad econ\u00f3mica.<\/p><p>En el \u00e1mbito inmolog\u00edstico, la compa\u00f1\u00eda identifica una demanda concentrada en localizaciones estrat\u00e9gicas cercanas a grandes n\u00facleos urbanos y corredores log\u00edsticos clave, especialmente para responder a las necesidades de \u00faltima milla, conectividad, eficiencia operativa y cumplimiento de est\u00e1ndares ambientales.
